If you’re like most people, hiring your next Nashville maid service is going to boil down to just a few vital points. How much does she charge to clean your house? And if the price is right, how fast can she clean your home? Unfortunately, those two questions arr the least important criteria when selecting your next housekeeper. Check out seven misconceptions about the maid selection process.
1. How your maid cleans your home is very important. Of course, it is somewhat important. But the reality is that hiring your housecleaner should have very little to do with housecleaning. Is she dependable? Is she trustworthy? Is she insured? Basically, is she a professional housecleaner – or is she just a housecleaner?
2. Your maid’s bond protects you. Not really. Your maid’s bond only protects her. Because you’ll need to convict your maid before any reimbursement can be delivered. That could take months. But more importantly, it means that you’ll need hard evidence to prove your maid’s guilt. And other than an outright admission, that’s almost impossible.
]]>
3. Your maid needs to be licensed. A license is just an eloquent way of saying “tax”. Your maid may be licensed. But her license only means that she paid the city and/or county government a few bucks – probably less than a hundred dollars. And nobody is really licensed anyway. There is no test. There are no qualifications – except that you need to pay some money to the government.
4. Your maid needs to be experienced. In most professions, experience matters. Experience teaches you. Experience helps you serve the customer better. But in the housecleaning industry, experience doesn’t matter one bit. Because anyone can do this job. Yes, anyone. Experience is not much different than your maid’s license. It looks good on paper, but it really doesn’t mean anything.
5. Your maid will provide you with a FREE housecleaning estimate. All estimates are free. And if someone actually ever charged for an estimate, she’d go out of business. Nobody is willing to pay for an estimate because everyone claims to provide free estimates. It’s not a benefit. It’s part of the cost of running a cleaning business. And nothing more.
6. You need references before you’ll hire a maid. References always sound good. That’s the problem. Look up any marketing handbook and it will tell you to deliver references. There’s a reason marketing books talk about references. It’s because a reference is a sales technique. They’re designed to sell you. Not to educate you.
7. Your maid is a business. It’s been said before – starting a housecleaning business is easy. So easy that anyone can do it. And at some point, anyone will do it. You can call yourself a cleaning business, a maid service or even a professional housecleaner. But the reality is that you’re not a business. You’re just a person cleaning houses on the side, earning some extra money to pay for next week’s groceries. You don’t need insurance. You don’t need to pay taxes. You don’t even really need a broom – let your customer provide it. All you need are cheap rates. Because money talks. And somebody will hire you.
Your customer thinks that she’s hired Janie’s Professional Cleaning Service. But you know that all she’s really hired is Janie.
In today’s report by the Wall Street journal the current housing trend for prices continues to drop as more foreclosures continue to hit the market. There are about 28 major metropolitan areas across the US that housing prices continue to drop.
In all 28 areas, only 3 showed some kind of an improvement, the year to year price declines was greater than expected. This only shows how much further the housing recovery has to go. The problem we are facing now is the vast about of housing available and not enough buyers. Some cities continue to see prices fall even those these areas were the hardest hit by struggling homeowners. Miami, Orlando, Atlanta and Chicago, according to Zillow.com, however in areas like Seattle and Portland Oregon who have escaped the massive foreclosure inventory saw a decrease in home prices as well.

Where Housing Is Headed
This data only supports how people feel about the housing market and how future homeowners are reading the market. Falling housing prices and tight lender credit conditions, and unemployment and high gas prices only scare away potential buyers.
Simply put, renter’s either have no confidence in the market, they do not have the 20 percent to put down as a down payment, have poor credit or are over burdened with other debt. The average home sits on the market in the New York Long Island area is roughly 15 months!
Other nearby states are also feeling the trend of a long turn around to housing. In North Carolina, Charlotte area houses are sitting on the market for about 14 months, Nashville Tenn., and northern New Jersey follow up with about 13 months. If homes were only sitting on the market for about six months this would be considered a good balance.
Housing will continue to struggle if consumer confidence and job growth do not improve soon. Another issue is the amount of people still facing foreclosure and struggling to make mortgage payments. More and more inventory keeps hitting the market and values keep dropping as a result of the slush of inventory. Real-estate agents say that the threat of future price declines has led to a months-long standoff between buyers and sellers.
As discouraging it is to lose your place to foreclosure, borrowers may still be liable for the deficiency amount. It’s the difference of what’s owed on the house loan and what the bank could sell for at an auction. “Deficiency judgments” can come after ex-borrowers at any unexpected time-frame after they have lost their house.
It can be an unpleasant shock for borrowers who have sold their home via a short sale arrangement where the bank approved selling the property for an amount less than the mortgage debt.
Vanessa Corey who made a short-sale on her Fredericksburg, VA home in April of 2008 is a real life example. After building her house in 2004, unforeseen setbacks which led to a bitter divorce coupled with the economic housing crisis forced her to sell the house through a short-sale arrangement.
As a real estate agent, she thought that the deficiency amount was negotiated away. In other words, she thought that the difference was forgiven by the bank. Last November, she received a letter from her lawyer indicating that she owed her lender ,000. She was forced into bankruptcy as she had no means of settling the payment.
Numerous banks choose not to make statement about the subject of ‘deficiency judgments’. Corey’s bank, BT&T confessed that they were going after more borrowers with deficiencies.
How Do You Avoid A Deficiency Judgment? It depends on which state the homeowner resides in. Other things include if the borrower has a second mortgage or other liens. It can definitely hurt homeowners if they disregarded the issue altogether.
Mr. Zaretsky, a property lawyer in Palm Beach, Fla said that once your bank has judgment on you, they can pursue you regardless of where you reside. They can demand for your financial records and have your salary taken away or have you jailed if you ignored any contact.
Financial firms can legally impose deficiency judgments in more than thirty states with the inclusion Fla, NY and TX states.
In some states such as California and Arizona, they are both considered ‘non-recourse’ or prohibit ‘deficiency judgments’. The other remaining 10 states that prohibit deficiency judgments are Alaska, Iowa, Montana, North Dakota, Oregon, Pennsylvania, South Carolina, Washington and Wisconsin.
As financial institutions are likely to agree in forgiving the deficiency amount, many ex-homeowners do not know that they are needed to opt for a release. This can be done by having your legal representative demand a release from your financial lender.
According to Zaretsky, people should not have a false sense of security thinking that a deficiency judgment will not come back and haunt them. He expects many of the deficiency judgments will be filed over the next few years as many of these accounts were sold at discounts to numerous collection agencies and third parties. These organizations would not have bought these accounts if they were not planning on recouping their initial investments.
Financial institutions or debt collection companies may sit and wait for borrowers to cure themselves from their financial woes before filing for a judgment. Take for instance in Florida state, financial institutions and debt collection companies can wait up to five years to file. Once judgment is received, the organizations will be granted a time span of up to 2 decades to collect the debt with interest.
Lenders and collection agencies can come after borrowers regardless of how small the debt. Case in point, Richard Varno and his wife short-sold their Nashville house in 2004 when he became unemployed. Four years later in 2008, the second lien holder was after him for ,000. He argued by informing them that they had released the title and he was no longer liable.
Unluckily, this is not true. Even if the title was released, it does not make the debt disappear. Since state laws are not uniform from state-to-state, normally, a loan agreement is divided into two sections. The 1st section is the collateral or the pledging of the property. The 2nd section is the agreement to repay the mortgage loan.
Financial institutions may drop the liens to help allow a short-sale. This however does mean that they will terminate the original contractual agreement for the borrower to repay the loan as stated in the promissory notes. After selling the house, the secured debt can evolve into an unsecured debt.
Zaretsky pointed out to one of his customers who went over the mountain when he got a short-sale. He blindly signed away all the papers that his loan agent had given him with the inclusion of a document that made him still legally responsible for the debt.
He was unaware that the financial institution could take that document and transform it into a deficiency judgment through the legal system.
Banks are not always on your side. Zaretsky mentioned of another customer who was wealthy enough to pay off the difference but the lender didn’t care as they had the power to target you for the debt in the foreseeable future.
Larry Tolchinsky, a Florida real estate attorney said, lenders can occasionally come after borrowers who strategically default (or walk away) if they have other remaining assets.
Lenders will investigate if this was a true strategic default by pulling out your credit report. If they discover that you were not behind in all your payments and not in financial distress, they may pursue you.
If in doubt, it is advisable to seek legal advice to ensure that your short-sale or deed in lieu agreement does not contain any deficiencies therefore allowing your lender to pursue you in the future. To alleviate any risks, it is important for your attorney or counselor to negotiate the deficiency out of the short-sale or deed in lieu contract.

A home is associated as the long-standing symbol of a family, appearing as the mantra for any home theme. Despite the endless varieties of homes in existence today, all of them provide safety and security for its tenants in addition to comfort and leisure. The modern home has evolved from the pre-historic ages when the first sapiens lived in caves. As time progressed, they started living out of the darkness and settled in flourishing cities.
There are several kinds of homes each catering to the tenants’ needs and circumstances arising from it. For example, a condominium is a building housing individual rooms ranging from studio-type units to hotel-sized ones. These are normally high-rise buildings located near the city’s important hubs, but there are low and medium-rise ones as well. Tenants living in condominiums have a variety of reasons for living there, one of which is being close to work.
Some people may not fit in when it comes to living in a condominium. After all, the building in general is right next to the hustle and bustle of the metropolis. Only a thin wall separates every unit in the building, meaning that any racket will be met by angry gazes from the neighbors. But its accessibility to most stores, restaurants and offices gives the condominium the edge over other homes located at the outskirts of the city.

Home contractors build their condos brentwood tn as close to the city as possible, creating an attractive advantage to buyers. People living several towns or states away should consider getting a condo unit. It also has amenities, like a swimming pool or gym, for its tenants so getting a unit may give the those in the suburbs a run for their money.
Condos for lease nashville will not cost as much as buying a regular house. Everything a home needs can be found in limited space: bed, bath, and kitchen. The rates for a condo unit are made for potential buyers looking for a place to stay while school or work keeps them so. Maintenance is not a problem because of its limited space—less places to clean.
Perhaps condos brentwood tn may not compare with mansions or bigger houses. But if only one or two people will live under the same roof, who needs an enormous home? That will only cost the extra effort in maintaining the place spic-and-span.

Well, the 100 most popular retirement towns for 2010 are — no surprise — mostly located in the Sun Belt states, according to TopRetirements.com. In fact, 68 of the 100 top positions were occupied by warm-climate towns. Florida dominated the list, taking 23 of the spots, followed by North Carolina (11) and South Carolina (8).
But there are 25 new towns on the list, according to John Brady, editor of the second edition of 100 Best Retirement Towns. Some of the 25 new cities on the list include Boulder, Colo., Eugene Ore., Santa Fe N.M., Chattanooga Tenn., Cheyenne Wyo., Portland, Maine, Smyrna Del., and Cape Coral, Fla.
According to Brady, the 100 most popular retirement towns list is compiled by calculating the 100 towns with the most online visits of the 450 cities reviewed at Topretirements.com. The list is essentially a popularity contest; it reflects the towns that site visitors are the most interested in for retirement.
“One thing is clear,” Brady said of the trends he’s noticed in this year’s list. “The Sun Belt is so dominant because people are interested in retiring to where it’s warm.” In addition, he said this year’s list is dominated by college towns. People are looking for place to retire where they have access to intellectually challenging activities.
That said, the towns with the most online visits include:
1. Asheville, N.C. Asheville is a long-time favorite, said Brady. Part of its ongoing appeal is its climate (it’s mild year round); its location (it’s in the Blue Ridge Mountains; there’s water everywhere for fishing and boating, and its downtown is walkable and dynamic); its housing stock (there’s a wide range of upscale housing opportunities for seniors). What’s not so special is that Asheville gets crowded in the summer and overdevelopment is coming.
2. Sarasota, Fla. According to Brady, Sarasota is the cultural capital of Florida. Part of its appeal is that is has one of Florida’s best downtowns, a downtown that includes an impressive array of cultural facilities such as the John and Mable Ringling Museum of Art. On the downside, there are a lot of tourists and traffic in winter, and summers are hot. Of note, the Ringling Brothers located the winter quarters of their circus in Sarasota.
3. Prescott, Ariz. An old mining town, Brady says retirees choose this location for its warm climate and interesting setting. The town, which borders the Prescott National Forest, features 525 buildings on the National Register of Historic Places and Whiskey Row. On the downside, there are a lot of tourists. At an elevation of 5,400 feet, the winters are colder here than the rest of Arizona. Plus, there are watering restrictions, according to TopRetirements.com.
]]>
4. Paris, Tenn. According to Brady, retirees come to Paris, which is roughly equidistant from Nashville and Memphis, because they like living near one of the largest manmade lakes in the world. “People go there to fish and relax,” said Brady of Paris. (By way of background, the city also claims to have the world’s largest fish fry.) Plus, Paris has a low cost of living compared with other retirement hot spots. The median sales price of a home here in 2009 was well below 0,000. On the downside, big city amenities are two hours away.
5. Austin, Texas. Austin is becoming a popular retirement community for a variety of reasons, according to TopRetirements.com. The University of Texas and its array of cultural and other activities is perhaps the biggest draw for Austin, its cosmopolitan and high-tech, quirky soul is another reason. Plus, it has a relatively low cost of living, said Brady. On the downside, the summers are hot and humid and the city might be too big and fast-paced for those seeking peace and quiet.
6. Green Valley, Ariz. According to Brady, Green Valley, which is 20 miles south of Tuscon, has one of the largest active adult communities in the world. The average age, by the way, is 72. Consider: It has nine golf courses; two recreation centers with over 126,000 square feet of facilities; countless swimming pools and spas; numerous tennis courts, fitness centers, and classes; and every type of crafts and clubs. “There are so many things going on there,” he said. “There’s something for everyone.” On the downside, it’s a bit remote. In fact, it’s just 40 miles north of the border of Mexico. “… so close that there have been a few scenes with federales and desperados running through Green Valley,” reports TopRetirements.com.
7. Winston-Salem, N.C. Why Winston-Salem is the seventh most visited place on the TopRetirements.com’s Web site is a bit of a mystery to Brady. To be sure, there’s culture (Reynolda Gardens and the Reynolda House Museum of American Art) and a downtown that features the Wachovia Center. And the cost of living is low (0,000 is the average home price). But on the downside, Brady’s Web site reports that development is proceeding very quickly, with attendant traffic. And some young professionals say there is not enough to do in the Twin Cities. Plus, crime is a concern in Winston-Salem.
8. Beaufort, S.C. Beaufort is a terrific place to love, not far from Hilton Head and Savannah, said Brady. What’s special about this city? It’s a charming old town in the Sea Island. It’s won tons of awards, including “Best Small Southern Town,” “Small Town Arts” and “Best Fishing Town.” It has plenty of golf courses. The city has 304 acres designated as a National Historic Landmark. And the winters are mild. What’s not so special, according to TopRetirements.com: It can be over run by tourists in season Not for people in the fast lane.
9. San Diego. To Brady, San Diego has the “most perfect weather in the country.” Its scenery, climate (there’s only 10 inches of rain on average per year), and lifestyle (the San Diego Zoo, Balboa Park, Gas Lamp District and Torrey Pines Golf Course) are second to none and appeal to active adults 55+, reports TopRetirements.com. On the downside, it’s expensive and the traffic — well, it is California.
10. Ft. Myers, Fla. Now that the housing market has crashed, Ft. Myers has become a less expensive place in which to retire. The median selling price at the end of 2009 was ,000, reports Brady. What else is so special about Ft. Myers? Well, there’s the beach, a charming old downtown area, the Thomas Edison and Henry Ford winter estates, world-class shopping. golf and fishing; and something for everybody. Plus, it’s the spring training home for Boston Red Sox and Minnesota Twins. On the downside: Oppressively hot, humid summers; traffic; way too much development, now in a bust cycle; too many strip malls.
According to Brady, there are two other cities/towns that retirees might want to consider from the top 100 list. Those include Portland, Maine, which if you don’t mind winters is an up and coming retirement spot, and Smyrna Del., which is a small, former farming town of about 8,000 in north central Delaware midway between Wilmington and the oceanside community of Lewes. The latter town has plenty of active adult communities, beaches and land, and an attractive tax structure.
It is essential for young artists to live in a nurturing art community that has a good concentration of art societies and centers and among like-minded individuals. For America’s artistic people, BusinessWeek.com and Sperling’s Best Places have come up with the best U.S. Cities to be creative.
The top 10 cities were derived from metro areas across the country that has the highest concentration of artistic establishments. Sperling’s BestPlaces calculated this by means of the art and culture Index that took into account the number and size of artistic resources such as museums, philharmonic orchestras, dance companies, theater troupes, library resources and college arts programs.
Other criteria considered were the percentage of young residents aged between 25 and 34, and population diversity. The population index measured the probability of meeting another person of a different race or ethnicity.
The selection of cities was also based on a low cost of living although in some metros using the cost of living index that considered the cost of housing, food, transportation, etc. Some cities where the average living cost was above the national average of 100 were included because of the other favorable factors such as number of art establishments and art resources, diversity and age of population. All these three indexes had the maximum score of 100.
